In reality, Croatia is in line with most major cities around the world and often much more affordable than places like Paris, London, and even New York.

However, where cities like Paris and London will quickly drain your budget, Croatia is one of the few places in Europe where luxury accommodations are still genuinely affordable.

That’s especially true when it comes to Croatia’s boutique and historic hotels. Whether it’s a restored stone palace inside a medieval old town or an elegant waterfront villa along the Adriatic, many of these properties offer a luxury experience that feels much more expensive than it actually is.

Notes About Our Hotel List:

• This list targets heritage and boutique hotels along Croatia’s mainland coast so island hotels are excluded.
• These properties are considered to be 4 or 5 star hotels.
• Many luxury hotels in Croatia go for €500 per night or more during peak season, but our target price is under that.
• Pricing for our hotel picks fall between €300 – €450 per night during the peak summer months of July and August.
• For travel outside the peak months, prices are even lower and we’re noting those as well.

A Quick Look at Hotel Star Ratings in Croatia

Before getting to our list, we want to quickly mention that Europe’s star ratings work differently than in the U.S.

They’re regulated by national tourism boards, meaning the difference between 4 and 5 stars often comes down to specific requirements. Requirements often include 24-hour reception, room service, or a concierge and don’t necessarily reflect the quality of the experience.

That’s what makes heritage and boutique hotels such a sweet spot for luxury travel. We’ve stayed in them throughout Europe including Italy, Belgium, Germany, and the Netherlands, just to name a few.

Not only were they a fraction of the price compared to larger name brand properties, but they also offered a much more memorable experience.

With that said, let’s get to the list!

Our Favorite Boutique Hotels in Dubrovnik

Known as “The Pearl of the Adriatic”, Dubrovnik is one of the most popular destinations within Croatia, so we thought this would be a good place to start.

Its location in southern Dalmatia makes it a perfect base for day trips to many nearby islands as well as neighboring countries such as Montenegro and Bosnia Herzegovina.  

While it has a reputation for being expensive, with a bit of planning, you can actually find some reasonably priced luxury, boutique hotels during peak season. If you can travel in the shoulder season, even better.

1. Prijeko Palace – Dubrovnik
★★★★

Prijeko Palace is a small boutique hotel housed in a former 15th century palace. It’s tucked away inside Dubrovnik’s old town and feels a little different from some of the more traditional properties in the area.

Prijeko Palace has a much more eclectic décor that makes it feel more unique compared to some of the larger hotels nearby. There’s always something fun and interesting to look at here.

It’s full of personality, which is part of what makes it stand out in Dubrovnik’s Old Town. If you usually gravitate toward smaller boutique hotels with character, this will probably feel like a great fit.

Location:

The location is easily one of the biggest highlights at Prijeko Palace. You’re tucked right inside Dubrovnik’s old town walls, so it’s incredibly easy to explore on foot without constantly going back and forth through the gates.

Stradun can be reached in just a few minutes, along with the city walls, and hidden alleyway restaurants. You’ll also come across some of the quieter corners of the old town that many visitors end up missing.

One thing we really like about the location is that it’s central without being directly in the busiest part of the Old Town. It sits roughly halfway between Pile Gate and Buža Gate, so you’re only a short walk from either Old Town entrance.

Because everything is so close, you can easily pop back to the hotel during the day to freshen up before dinner without it feeling inconvenient.

Rooms:

Prijeko Palace is a true boutique hotel with only 9 rooms, each with their own individual style. It’s part of what gives the hotel so much personality.

No two rooms feel exactly the same, and the design is more eclectic rather than polished and uniform.

Along with the unique artwork featured throughout the rooms, many also include antique furnishings and vintage details.

A few of the rooms are definitely on the smaller side, which is fairly common inside the old town, but the layouts make smart use of the space and still feel cozy rather than cramped.

Overall, Prijeko Palace is a great choice if you prefer smaller boutique properties with a little more charm, personality, and character.

You’ll find other notable amenities in the rooms that include air conditioning, television, and wi-fi.

Other things worth noting about Prijeko Palace is that some of the rooms come with small kitchenettes. This is handy if you want to keep a few snacks or drinks on hand during your stay.

The hotel also has a family apartment available. This is a good option if you’re traveling with kids and want a bit more space while still staying right in the heart of the Old Town.

Hotel Amenities:

Prijeko Palace is home to one of the best fine dining restaurants in Dubrovnik. Stara Loza offers a great Mediterranean menu along with three different dining locations.

The first option is a street-level outdoor terrace. Here, you can enjoy brunch, lunch, or dinner while taking in the atmosphere of the surrounding cobblestone streets.

If you’d like a more formal setting, you can enjoy dinner in the dining salon. This option has stunning chandeliers and large windows that overlook the narrow streets below.

Finally, the rooftop terrace offers a 4-course set menu along with stunning views overlooking the rooftops of Dubrovnik’s Old Town.

Getting to Prijeko Palace:

Because Prijeko Palace is located within Dubrovnik’s Old Town, there isn’t any parking directly at the hotel. If you’re arriving by car, you’ll need to use one of the public parking garages outside the city walls and then walk to the hotel.

There are several paid parking options nearby, including one located fairly close to Pile Gate, which is one of the more convenient access points for reaching Prijeko Palace with luggage.

Why are we including Old Town hotels if they don’t offer parking?
We actually don’t recommend having a car while you’re in Dubrovnik. The city is very walkable, and skipping the car for a few days means you’ll save money by not having to pay expensive daily parking fees, plus you’ll save on the daily rental rate for the car. If Dubrovnik is the first stop on your Croatia itinerary, we recommend waiting to pick up your rental car until after your stay. On the other hand, if Dubrovnik is your final stop, we suggest returning the car before checking into your hotel. There are many car rental locations around Dubrovnik and you can always take a shuttle or taxi to and from the airport.

Boutique Hotel Stari Grad is another standout boutique hotel located in the heart of Dubrovnik’s Old Town. It’s a great choice if you want to stay within walking distance of the city’s main attractions.

Because this is a smaller boutique property, the amenities here are more focused on comfort and personalized service rather than large resort-style facilities.

We loved the thoughtful touches, like the welcome fruit plate, and appreciated how genuinely friendly and personable the staff were.

They really took the time to chat with guests, which made it a much more memorable experience.

Location:

Boutique Hotel Star Grad’s location is honestly hard to beat. It’s located just inside Pile Gate near Stradun, which makes arriving with luggage much easier compared to many other Old Town properties.

If you enter through Pile Gate, it’s only about a 3-minute walk to the hotel and you won’t have to deal with endless stairs or navigating through half of the Old Town to get there.

It also makes it easy to explore Dubrovnik entirely on foot including Stradun and the city walls. In addition, restaurants and bars are all just a short walk away, so it works especially well if you want to spend most of your time inside the Old Town.

Rooms:

Boutique Hotel Stari Grad offers a total of 11 rooms and 3 suites, all of which are beautifully decorated with modern updates and traditional touches.

Even though the hotel is located in the center of the city, our room was amazingly quiet, so it was a nice place to unwind after a busy day of sightseeing.

Room sizes can vary since the hotel is set within a historic building, but overall they feel cozy and well-suited for couples or travelers looking for a quieter stay in the middle of Old Town.

The hotel offers a small lobby bar where you can enjoy a variety of craft cocktails.

However, one of the standout amenities at Boutique Hotel Stari Grad is its Above 5 rooftop restaurant and terrace, which offers beautiful views over Dubrovnik’s Old Town rooftops and out toward the Adriatic Sea.

This was easily one of our favorite dining experiences in Dubrovnik and it’s definitely worth the splurge. However, if you want the experience without the price tag, they also offer a lunch menu for a fraction of the cost.

Like many hotels located within Dubrovnik’s Old Town walls, Boutique Hotel Stari Grad doesn’t have parking directly onsite. If you’re arriving by car, you’ll need to use one of the paid parking lots located just outside the city walls.

Split is usually high on most Croatia bucket lists since it sits right on the Dalmatian Coast. What’s great about this city is that it really has a bit of everything including beaches, history, and great food.

Many travelers use Split as a base for exploring nearby islands and the coastline, but it’s absolutely worth spending time in the city, even if it’s only a night or two.

Between the waterfront promenade, the historic Old Town, and easy access to day trips, there’s a nice mix of activities for a relaxed pace or a more packed itinerary.

It’s also offers a nice selection of historic hotels. There are even some beautifully restored properties set right inside Diocletian’s Palace.

One of the best things about Piazza Heritage Hotel is the location. You can’t really get any closer than this to the must-see city attractions.

It’s set right on Pjaca Square, in the heart of Split’s Old Town. This means most of the city’s main attractions are practically on its doorstep.

Diocletian’s Palace is only steps away, and it’s easy to walk down to the waterfront promenade. Also, it’s an easy stroll over to the ferry port if you’re planning day trips to the islands.

Location:

The hotel is set inside a 10th-century landmark right in the heart of Split’s UNESCO-listed Diocletian’s Palace. This means you’re not just staying in the Old Town, you’re actually staying inside the most iconic part of it.

The historic stone walls and narrow streets are right outside your door, and it’s so easy to get to other parts of the city from here.

The beach is about an 11-minute walk away, and you’re just steps from the Riva, local restaurants, and all the main sights in Split.

This small, family-run hotel is tucked right inside Diocletian’s Palace in Split’s Old Town, so you’re literally staying within one of the city’s most historic spots.

It has a really warm, welcoming feel that sets it apart from some of the bigger hotels in the area. The atmosphere is much more personal and relaxed, and it feels like you’re actually staying somewhere with character rather than a standard hotel setup.

At the same time, you’re right in the middle of everything, with the Riva, restaurants, cafés, and all the main sights just a short walk away.

Location:

The location at Heritage Hotel Antique Split is as central as it gets. You’re literally staying inside the UNESCO-listed palace itself. Step outside and you’re immediately surrounded by narrow stone streets, cafes, and historic landmarks.

The Riva, Split’s waterfront promenade, and the ferry port are also just a short walk away. This makes it easy to explore the city or to head out to some of the nearby islands for a day trip.

The hotel goes above and beyond to make sure your arrival and departure is seamless. They’ll meet you at an agreed point (bus stop, transfer drop-off, ferry port, parking…), help with luggage, guide you to the hotel, take your bags to your room and they’ll do the same at check-out.

To do this, you should contact the hotel to to let them know your arrival and departure plans so they can make the arrangements.

This is a huge help so you don’t need to navigate the narrow streets with heavy luggage.

Our Favorite Boutique Stay in Šibenik

Šibenik is a small coastal town in central Dalmatia that’s often used as a base for visiting Krka National Park. But honestly, it deserves far more attention than it usually gets.

Its location where the Krka River meets the Adriatic gives it a really beautiful setting, especially if you’re looking for a relaxed coastal atmosphere.

Since Šibenik tends to fly a bit more under the radar compared to places like Dubrovnik or Split, you can also often find more reasonably priced accommodations here, including some really beautiful boutique stays.

6. Armerun Heritage Hotel & Residences – Šibenik

Armerun Heritage Hotel & Residences is a beautiful property located within the Šibenik city center.

It’s within walking distance to all the main sites in the city including the Cathedral of St. James, a UNESCO World Heritage Site.

This hotel is a perfect fit for travelers who want something a little more personalized with a lot more character compared to a larger resort-style hotel, especially if being within walking distance of the Old Town is a priority.

Location:

One of the biggest advantages of staying at Armerun Heritage Hotel is its location. The property sits right along Šibenik’s waterfront near the entrance to the Old Town, so it’s incredibly easy to explore the city on foot.

If you stay here, you’ll be within walking distance of many restaurants, cafés, bars, historic sites, and the waterfront promenade, so you can spend the day wandering through the stone streets before returning to the hotel without ever needing transportation.

The location also works well as a base for exploring other parts of the region including Krka National Park and other nearby coastal towns.

The Kvarner region of Croatia is located in the north just east of the Istrian Peninsula. 

This area is central to some great places that are perfect for exploring. In addition to the Istrian Peninsula, there are some beautiful islands located just off the coast including Cres, Rab and Krk with its stunning national park.

There are also many charming coastal towns such as Opatija and Rijeka that offer a nice change of pace from some of the larger cities.

7. Amadria Park Hotel Milenij – Opatija

Amadria Park Hotel Milenij is a stunning property set within a romantic Habsburg-era villa with equally stunning views over the Adriatic.

Situated along the Lungomare promenade, it’s the perfect hotel for wellness and food enthusiasts. 

At 96 rooms, Hotel Milenij is the largest hotel on our list, but it still has many of the things people love about boutique properties including a stunning historic setting.

It also offers beautifully designed rooms and personalized service that’s often missing from larger chain hotels, which is exactly why we felt it deserved a spot on this list.

Location:

Amadria Park Hotel Milenij has one of the best locations in Opatija, sitting right along the famous Lungomare promenade with uninterrupted views of the Adriatic Sea.

Once you step outside the hotel, you’re immediately at the waterfront with its palm trees, historic villas, and seaside cafés.

The hotel is located in the most ideal spot for exploring the rest of Opatija on foot. Restaurants, shops, parks, and other coastal viewpoints are all within easy walking distance, so you don’t really need a car.

Opatija also works great as a base for exploring places like Rijeka which is just a short drive away, but the islands of the Kvarner Gulf and the Istrian Peninsula are all within reach for day trips as well.

All rooms here are beautifully decorated to fit with the hotel’s grand setting along the Lungomare promenade.

Many of them make the most of the location, with views over the Adriatic or across Opatija’s historic villas and landscaped gardens. Some also come with French balconies, which are perfect for opening up the doors and just taking it all in.

One of the standout features here is the hotel’s wellness area, which includes full spa facilities. You can enjoy anything from a massage and facial to a manicure and pedicure. The spa facility also includes a swimming pool, hot tub and sauna.

Our Favorite Boutique Hotels in Istria

Istria is completely different from what many people might picture in their heads about Croatia.

While the Dalmatian Coast is known for tropical islands and beach towns, Istria has more of a relaxed countryside feel with rolling vineyards, hilltop villages, and olive groves.

This was one of our favorite parts of Croatia because Istria offers a little bit of everything. You can travel a little further inland, stopping at wineries for the day and then enjoying a seaside dinner at night.

If you’re looking for a quieter, more romantic side of Croatia with a mix of luxury, scenery, and amazing food, Istria is easily one of the best regions in the country for it.

8. Hotel Spirito Santo Palazzo Storico – Rovinj

Hotel Spirito Santo Palazzo Storico is a beautiful and unique property located in the old town portion of Rovinj. We stayed in this beautiful hotel and we absolutely loved it. 

This boutique hotel is tucked away from the crowds and offers a more quiet and relaxed atmosphere.

It’s an especially great choice for travelers looking for a smaller boutique experience with plenty of charm, especially couples wanting something that feels cozy and a little more personal.

Location:

Hotel Spirito Santo Palazzo Storico’s location is hard to beat if you want to stay right in the heart of Rovinj while still having a quieter place to retreat to at the end of the day.

The hotel occupies 3 beautifully restored historic townhomes along a quiet side street. It sits at the very edge of Old Town, and unless you’re looking for it, you may not even notice it’s there.

It’s location is ideal with a waterfront promenade, restaurants, boutique shops, and quaint cobblestone streets only steps away.

Rooms:

The main buildings of Hotel Spirito Santo Palazzo Storico consist of three former houses that date back to the 1920’s.

This is where the 12 Palazzo Rooms are located which are the hotel’s standard room category. These rooms vary in size, layout, and views.

If you want something a little bigger, the hotel also offers four larger Palazzeto Suites which are located in a row of townhomes just a short walk from the main property.

We actually stayed in one of one of these suites and we absolutely loved it but you really can’t go wrong with any of the rooms.

They’re all beautifully decorated and include rustic details like exposed stone walls. Combined with elegant touches like luxury bedding gives them a warm, cozy atmosphere.

Another luxury touch we love is that every room includes bathrobes and L’Occitane bath products.

In addition to the beautiful rooms, Hotel Spirito Santo Palazzo Storico also offers an on-site restaurant, Restaurant Sapori di Spirito Santo.

While we only ate breakfast here, they do offer dinner as well. The menu consists of dishes made from locally sourced ingredients including fish, pork, and beef.

You’ll also find a great selection of local wines in addition to French, Italian, and Slovenian options.

If you’re looking for a spot to enjoy a drink, there’s a small bar located on the bottom floor of the hotel.

You can enjoy a glass of wine or other cocktails and spirits and you can even choose from a selection of premium cigars. It’s a great spot to enjoy a drink either before or after dinner.

Getting to Hotel Spirito Santo Palazzo Storico:

The hotel is located in a pedestrian-only part of town, so if you’re arriving by car, you’ll need to contact the hotel ahead of time to let them know.

Since it’s located towards the very edge of Old Town, the hotel is fairly close to a roundabout. We were able to park the car there temporarily while we waited for someone from the hotel to meet us.

They arrived on a golf cart and transferred us and our luggage to the check-in area while someone parked the car. When we checked out, they brought us and our luggage by golf cart directly to our car.

Keep in mind that parking is an additional cost of around 25,00 EUR per day.

The Hotel Adriatic is another standout property that absolutely deserves a spot on this list and is definitely worth considering if you’re planning a stay in Rovinj.

One of the more unique things about Hotel Adriatic is its strong focus on art and design.

Throughout the property, you’ll find interesting contemporary pieces created specifically for the hotel by local artists. This gives it a very distinct personality compared to some of the more traditional luxury stays.

Location:

Hotel Adriatic is located right in the heart of the Old Town, but what really sets it apart is its waterfront location, which gives it a more lively atmosphere and some really stunning sea views.

Its prime location also means you’re just steps from the all the cafés, restaurants, and shops that line the promenade.

Plus, during the warmer months, there’s often live music or entertainment happening along the waterfront so you’ll be in a prime position for taking it all in.

Rooms:

Hotel Adriatic offers a total of 18 rooms which includes 14 standard rooms and 4 suites.

Rooms here are definitely more modern with unique artwork, similar to the rest of the property.

Many rooms have beautiful views over the harbor or Old Town, which really adds to the experience given the hotel’s prime waterfront location.

Some also include balconies where you can sit and take in the atmosphere along the promenade below.

One of the biggest highlights of staying at Hotel Adriatic is its location and the restaurants and bars surrounding the property.

Since the hotel sits right along Rovinj’s waterfront promenade, you’re within steps of countless cafés, wine bars, cocktail spots, and restaurants, many with outdoor seating overlooking the harbor.

However, you don’t even need to venture outside the hotel for one of the most popular restaurants in the area.

The hotel’s own Adriatic Brasserie is a great place to start the morning with an a la carte breakfast or coffee, but it’s equally nice later in the day for cocktails or dinner while watching the activity along the promenade.

As part of the Maistra collection, guests staying at Hotel Adriatic also have access to the spa and wellness facilities at Grand Park Hotel Rovinj, including the indoor and outdoor pools and loungers.

It’s definitely a nice added perk, especially for a boutique hotel right in the middle of the Old Town.

Because Hotel Adriatic is located within the pedestrian-only zone, parking directly near the hotel is not an option.
